إدارة مشاريع البناء في الأراضي المنحدرة بين استشراف الدراسة وواقع التنفيذ

Abstract

هذه الدراسة تناولت مشروع إنجاز مدرسة ابتدائية صنف 02 بسيدي مخفي في خميس مليانة، بهدف مقارنة التخطيط النظري بالتنفيذ الفعلي في موقع ذي ظروف طبوغرافية وجيوتقنية صعبة. وقد أبرزت أهمية الدراسات القبلية، خاصة الجيوتقنية، في ضمان استقرار المنشأة، كما بينت أن التنفيذ عرف انحرافات زمنية بسبب عوامل ميدانية وتنظيمية ومناخية، ما استدعى إعادة الجدولة واقتراح حلول تقنية مثل الجدران الاستنادية، تنظيم الأنشطة، ودعم الموارد البشرية. وخلصت الدراسة إلى أن نجاح مشاريع البناء يعتمد على القدرة على التكيف مع الواقع الميداني، وأن إعادة الجدولة تبقى أداة أساسية لتحقيق التوازن بين الجودة والكلفة والآجال.

This study examined the construction project of a Type 02 primary school in Sidi M’khfi, Khemis Miliana, with the aim of comparing theoretical planning with actual execution on a site with difficult topographic and geotechnical conditions. It highlighted the importance of preliminary studies, especially geotechnical ones, in ensuring the stability of the structure, and showed that the project experienced schedule deviations due to field, organizational, and climatic factors, which led to rescheduling and the proposal of technical solutions such as retaining walls, activity reorganization, and reinforcement of human resources. The study concluded that the success of construction projects depends on the ability to adapt to field reality, and that rescheduling remains an essential tool for achieving a balance among quality, cost, and deadlines.
