Abstract

يتناول هذا البحث تأثير دقة الدراسة الجيوتقنية على تأخر انجاز المشروع 1500/400/40مسكن اجتماعي بالمسيلة، من خلال تحليل مراحل الإنجاز وتقييم أثر نقص المعطيات الجيوتقنية على مدة المشروع والمشاكل التقنية المصاحبة لها. كما يهدف إلى اقتراح حلول هندسية وإدارية لتحسين جودة الدراسات الجيوتقنية وتقليل التأخر في الإنجاز، بالاعتماد على منهجية ميدانية شملت تحليل الوثائق، القياسات والملاحظات الميدانية، واعتماد أسلوب التقييم والتحليل النوعي والكمي، إضافة إلى استخدام برنامج MS Project في متابعة الجدولة الزمنية وتحليل التأخيرات. أظهرت نتائج الد ارسة وجود عدة تحديات أثرت سلًبا على تقدم الأشغال، من بينها ضعف التخطيط المسبق، نقص التنسيق بين المتدخلين، والتأخر في اتخاذ القرارات، مما انعكس على مدة إنجاز المشروع وجودة الأداء. كما بّينت النتائج أن غياب المتابعة الدقيقة وعدم التحكم الجيد في الموارد الزمنية والمادية يؤديان إلى اختلال الجدولة الزمنية وتراكم التأخيرات. وفي ضوء هذه النتائج، خلصت الد ارسة إلى أن نجاح مشاريع البناء يرتبط ارتبا ًطا وثيًقا بفعالية الإدارة والتخطيط الجيد، وضرورة اعتماد أساليب حديثة في التسيير والمتابعة لضمان تحقيق الأهداف ضمن الآجال المحددة. كما توصي الدراسة بتعزيز الكفاءات المهنية للمشرفين والمديرين، وتحسين آليات التنسيق والرقابة، بما يساهم في رفع كفاءة وفعالية إنجاز مشاريع البناء

This research investigates the impact of the accuracy of geotechnical studies on delays in the completion of the 40/400/1500 social housing project in M’sila, through the analysis of the project implementation stages and the assessment of the effects of insufficient geotechnical data on project duration and the associated technical problems. It also aims to propose engineering and managerial solutions to improve the quality of geotechnical investigations and reduce construction delays. The study is based on a field methodology that included document analysis, measurements, and field observations, while adopting both qualitative and quantitative assessment and analysis approaches. In addition, MS Project software was used for schedule monitoring and delay analysis. The study's findings revealed several challenges that negatively impacted the progress of the works, including inadequate pre-planning, insufficient coordination among stakeholders, and delays in decision-making. These factors affected the project's completion timeline and the quality of performance. The results also indicated that the lack of meticulous monitoring and poor management of time and material resources led to schedule disruptions and accumulated delays. In light of these findings, the study concluded that the success of construction projects is closely linked to effective management and sound planning, and the necessity of adopting modern management and monitoring methods to ensure that objectives are achieved within the specified timeframes. The study also recommends enhancing the professional competencies of supervisors and managers, and improving coordination and control mechanisms, thereby contributing to increased efficiency and effectiveness in the execution of construction projects.
