المراقبة التقنية الدورية وعلاقتها بالجدولة الزمنية والجودة في مشاريع البناء مشروع بناء مجمعات سكنية LPL 100-400-2500 مسكن نوع F3

Abstract

يندرج هذا البحث ضمن إطار دراسة ميدانية لدراسة ومتابعة انجاز مشروع 100سكن ترقوي جماعي بولاية المسيلة بلدية المسيلة حي الكية POS07 حيث تهدف أسس هذه الدراسة التي قمنا بها الى التحكم الجيد في جمع المعلومات النظرية حول السكن، من خلال التقصي على مصادرها الموثوقة من جهة والحرص على الزيارات الميدانية لورشة البناء ومتابعة تطورات الاشغال على مستواها وموازاة لذلك، التعرف على مختلف المهام الكبرى واعتماد الأساليب العلمية في دراسة سيرورة المشاريع للوصول لما تعانيه الورشة من اختلالات في سيرورتها . اعتمدنا في منهاج هذه الدراسة على أساليب البحث العلمي، ففي الجزء النظري فشمل البحث على مفهوم السكن وإدارة المشاريع وأهم المتداخلين في مشاريع البناء خاصة في مجال الرقابة وفي الجزء التطبيقي والتحليل فركزنا على: دراسة خصائص ورشة البناء وجمع وتحليل المخططات العمرانية والمعمارية والتقنية وإدارة المشروع ووثائقه مع دراسة سيرورة المشروع بعلاقة مع المراقبة الدورية والوقت والجودة باعتماد مقارنة البينية للوقت الناتجة من مخططات Gantباستعمال برامج Ms Project ومناهج إدارة الجودة. ومن اهم النتائج المتوصل اليها، هو الوصول إعطاء حكم نهائي حول حالة تقدم الاشغال بورشة البناء من خلال التعرف على المهام المتأخرة والمهام الحرجة مع بعض الحلول الناجعة لضمان تدارك التأخيرات المسجلة بطريقة مرنة في إدارة المشروع .

This research falls within the framework of a field study to examine and monitor the progress of a 100-unit subsidized housing project in MSila municipality, AlKiya neighborhood (POS07). The study aims to ensure the effective collection of theoretical information about the housing project by investigating reliable sources and conducting site visits to monitor the work's progress. Simultaneously, it seeks to identify the various major tasks and employ scientific methods to analyze the project's progress, thereby uncovering any operational shortcomings. The methodology of this study relies on scientific research methods. The theoretical section covers the concept of housing, project management, and the key stakeholders involved in construction projects, particularly in the area of oversight. The applied and analytical section focuses on: studying the characteristics of the construction site; collecting and analyzing urban, architectural, and technical plans and project management documents; and examining the project's progress in relation to periodic monitoring, time, and quality. This analysis utilizes inter-program time comparisons based on Gantt charts, employing MS Project software and quality management methodologies. One of the most important findings was the ability to provide a definitive assessment of the construction site's progress by identifying delayed and critical tasks, along with effective solutions to address these delays through flexible project management.
